Environmental Charter of The Seigneurie de Shefford

The Seigneurie de Shefford (Shefford Seigneury) spreads on more than 700 acres of well-preserved land, surrounded by lush vegetation, criss-crossed with brooks and covered with lakes. Located in the heart of lush vegetation, it is criss-crossed by numerous brooks and one can find a few water surfaces.

By acquiring a piece of land within the Shefford Mountain, one automatically becomes co-owner of all its recreational and sport infrastructures.

Thus, we are confident that our profound respect for the natural beauty of the Seigneurie de Shefford will be shared by all and that each land owner will help us protect the flora, fauna and wildlife of the mountain.

In order to maintain a good quality of life, it is crucial to preserve the picturesque appeal and typical charm of the Seigneurie de Shefford.

For that reason, each land owner will have to comply to the following set of rules which elaborates basic guidelines that are essential for the safeguard of the Seigneurie de Shefford.

Since it is impossible for us to prevent each environmental accident, each land owner will have to do its best to anticipate and prevent each action that could eventually be harmful to the mountain natural stability.

 

INSTALLATION DESIGN STANDARDS

No temporary facility or outhouse (shed, trailer, tent, etc.) will be allowed before constructing the house.

Single-family homes only will be allowed

No businesses whatsoever will be allowed within the Seigneurie de Shefford. Since cars are highly polluting and ‘’energivorous’’, the sole exception to that rule will be a convenience or grocery store, managed by the Board of Co-Owners, located within the Mountain and whose purpose will be to reduce the use of cars by direct residents.

The total area covered by the main building will be at least:

  • 1,000 square feet for a one-story house;
  • 750 square feet for a two-story house.

In order to create consistency, each house will be adorned with a perron that is at least 200 square feet. The plans will need approval by the real estate developer or the person representing him. This goes for the main building as well as its appendages. The facade wall will have to be made of one of the following materials:

  • Brick, rock, treated wood, or any other such material which has to be approved by the real estate developer.

The total area covered by the garage will not exceed 50% of the area covered by the house itself.
Any appendage will not cover more than 20% of the total area covered by the house itself.

In order to preserve the natural beauty of the Seigneurie de Shefford, a resident who wants to put a fence on his land will have to use natural elements only (shrubs, rocks, ect.).

If ever a building was damaged by fire or any other casualty, cleaning and repairs need to be done no more than 3 months after the event.

Construction of the main building will have to be finalized within one year after the permit was obtained.

Landscaping works will have to be finalized the following year, or at most 2 years after the permit was obtained.

Landscape design regulations will have to be followed thoroughly (public, reception, rest and service areas).

Any offense against these regulations and standards will be subjected to a $100.00 fine per day after receipt of a letter sent through certified mail.

 

LAKES AND BROOKS

Each building, including appendages, will be erected at least 50 feet away from any lake or stream.
Any drainfield or sanitary facility will be located at least 50 feet away from any lake or stream.

We encourage residents to keep a maximum of natural vegetation between their house and any water surface and/or stream in order to minimize the transport of hazardous used waters by overland flow.

Any use of fresh water (from lakes, streams, etc.) for personal use (water the lawn, fill the swimming pool, etc.) is strictly prohibited.

Lakes will only be used for recreational activities such as: swimming, bathing, pedal-boating, caneoing, kayaking, etc.

Motorboats will not be authorized on lakes.

In order to keep the lakes, streams and soils clean, discharging pollutants is strictly forbidden and will be rigorously monitored.

 

DRAINFIELDS AND SEPTIC TANKS

Each land owner within the Seigneurie de Shefford will have to comply with the real estate developer’s regulations concerning drainfields. These regulations will be more strict than the ones currently set up by the Town Council.

The set up of the drainfield will have to take the vertical interval into consideration, in order to avoid contamination of soils and neighbouring water surfaces.

Any improper use of a septic tank or a damaged unit can be extremely harmful for the environment. Bright green grass tufts, murky water pools, soft and spongy soil and sewer smells (inside or outside) are all signs that a septic tank is damaged.

Upon noticing one of these symptoms, all residents of the Seigneurie de Shefford
must get the damaged unit repaired as promptly as possible.

No trees or shrubs will be planted near drainage pipes. Their roots may eventually obstruct and damage the pipes.

We ask each resident not to dispose of products like deoxidisers, paints, solvents, waxes, glues and other acid or alkaline products in their toilet bowl.

Moreover, we strongly recommend the use of phosphate-free detergents and to avoid Javel water as well as fabric softeners as much as possible.
Septic tanks will have to be checked each year. Slurries and scums will have to be removed each 3 to 5 years.

 

PESTICIDES, HERBICIDES AND INSECTICIDES

Pesticides, herbicides and insecticides are highly hazardous for human health and the environment. For that reason, their use is forbidden within the Seigneurie de Shefford.

There are many alternatives to the aforementioned products, all of which are far less hazardous and which will help maintain a natural stability.

In case of absolute necessity, biodegradable and organic products may be authorized, although the Board of co-owners has to approve them. Their use will not be allowed at less than 100 feet from any water surface or stream.

 

WOODS

All lands within the Seigneurie de Shefford will not be deforested on more than 20% of their total surface.

The first 50 feet of each terrain (starting from the facade) including the ditch must be kept clean and free of any branches, dead trees, garbage, etc.

The grass that grows in any clear area and inside the ditch must be mown regularly.

Wood fires will only be permitted in the piece of land is equipped with the proper installations. It is strictly forbidden to burn any hazardous products or pollutants.

Each individual that undermines the flora, fauna, wildlife, soil or water surfaces of the Shefford Mountain will be fined $500,00. Moreover, all fees (cleaning, legal) will be taken in charge by the offender.

 

SECURITY AND TRAFFIC

Firearms are strictly prohibited all across the Seigneurie de Shefford. Thus hunting and practice rounds are not allowed either.

All-terrain vehicles as well as snowmobiles are not allowed to move in the streets and trails of the Seigneurie de Shefford. Motorbikes will be allowed though, but not motocrosses.

Motorhomes, caravans, trailers or commercial vehicles will not be allowed to be parked in a regular and continuous period of time on any terrain. Each in ground pool will require a fence at least 42 inches high, built in a safe and esthetic manner. Above ground pools will need to be kept padlocked when no one is there to watch.

DOMESTIC ANIMALS

Cats and dogs only will be allowed in the Seigneurie de Shefford. There will be only one dog per property, which will be kept on a leash or inside an enclosure.

Each offence to any safety and traffic rule or regulations concerning domestic animals will incur a $100,00 per day fine until the problem is solved.
